Empty Space on Pike: What Should Go Here?

The chunk of cursed space on Pike (right off what some know affectionately as Booze Block) that Moneytree thankfully backed out of several months ago is now for lease again (and has been for a minute). We're already getting cheap pizza and beer across the street with Big Mario's New York Style Pizza. We've got a carnival-themed bar in Unicorn. Big venues, small venues, cheap food, expensive food, and a shitload of hot dog options all within two blocks. What should go in this space now?
